 MARKET TRENDS
To talk about Real Estate Market trends we have to get specific about location there are differences between Wittmann Arizona, Wickenburg Arizona, and Yarnell Arizona, but the bottom line is that all of these areas are isolated from the Phoenix Arizona area, so what happens in Phoenix is not what happens here.  Wittmann Arizona is the closest to the Phoenix area and consequently follows the closest to the pattern of peaks and valleys that we see in the Phoenix market.  Wickenburg, Congress and Yarnell, are even more isolated from the market in the Phoenix area, and have never seen the rises and falls of the market to the extent of the phoenix Arizona area.  Home prices are much more stable.  Where phoenix area prices usually represent a bell curve, prices out Wickenburg way don't see drops, and at the same time don't see quick spikes either, so the bar tends to look more like stretched out step, than a bell curve. more

Free buyers Representation, How, Why
Most buyers are aware that representation by a Real Estate agent is free, so the question is how is it free, and why should a buyer seek representation.  To answer the first question, buyer representation is free because virtually all sellers are offering a commission to an agent who brings a buyer.  Even in the case of a for sale by owner, the seller is usually open to paying a commission to a buyers agent.  To answer the second question "why" , well the answer to that is what do you have to lose.  It doesn't cost you anything, and you are not under any obligations, and the agent only gets paid if you buy a home. more

FUTURE GROWTH
The big story around our area these days centers around annexations and future growth.  I recently did a rough tally of the new developments that are either in the planning stages or are already underway around the Wickenburg Arizona area. All together I counted 4362 new Homes.  The Wittmann Arizona area is even more of a shock.  I don't have the totals for that area, but I can say that many of the planned communities slated for the Wittmann area will see 4000 new homes in just one development.  For those of you trying to escape growth then you will want to go north from Wickenburg.  There are a few small developments looking at Congress, but beyond that things are still quite.  Either Congresss or the Yarnell / Peeples valley areas are the place to look if you want small town that will stay small. more
